Phased Construction

Phased Billing and Change Orders, Explained
Large renovations are billed in stages, not all at once. Your contract lists each payment and the milestone it’s tied to, such as a deposit to order materials, progress payments as major phases are finished, and a final payment once the punch list is done. You always know what the next payment is for.
Older homes hide things. Opening a wall can turn up rotted framing, outdated wiring or old water damage that nobody could see during the estimate. When that happens, we stop, show you what we found, and price the fix in writing. Work on a change goes ahead only after you approve it. We never add costs to a quoted project without discussing them with you first.
Where a finish hasn’t been chosen yet, the proposal uses a clearly labeled allowance. If your final selection costs more or less, the difference is shown on a written change order.

Living in Your Home During a Renovation
Most families stay in the house during a whole-home project. We plan for that: phasing the work so one bathroom stays usable, setting up a temporary kitchen when the main one is torn out, sealing work areas with dust barriers, and agreeing on working hours and access before day one. If a phase will make part of the house unusable for a while, we tell you up front so you can plan around it.
Financing is available for renovation projects. Ask about it during your free estimate.
