Roof Replacement in Pittsburgh, PA

About 20 miles up I-79 and Route 19 from our Canonsburg office, Pittsburgh has some of the oldest and steepest housing in the region: brick and frame homes stacked on hillsides, rowhouses with flat rear roofs, and century-old houses that may be on their third or fourth roof. Peak Precision Contracting replaces Pittsburgh roofs with a full tear-off, an honest look at the decking underneath, and flashing rebuilt the right way.

Local Homes

What We Find on Pittsburgh Roofs

Much of the city was built before World War II, and the roofs show it. On older homes in neighborhoods like Brookline, Beechview, Mount Washington and the North Side we regularly find several shingle layers over board sheathing, chimneys with worn mortar and caulked-over flashing, and box (built-in) gutters that leak into the soffit and wall long before anyone sees a stain inside.

Rowhouses and narrow city homes often pair a steep front slope with a low-slope or flat rear roof. Shingles are not designed for those low pitches, so we install a membrane made for low slopes there and tie it into the shingle roof with proper metal transitions. Where an older home still has slate, we tell you honestly whether it is worth repairing before talking about replacement.

Our Track Record

Our Pittsburgh Roof Replacement Record

Pittsburgh is the second-busiest address on our roofing books after Canonsburg. Our invoice records show 93 roof replacement jobs billed to Pittsburgh mailing addresses from late 2017 through September 2026, including 30 since the start of 2024. A Pittsburgh mailing address covers a lot of ground: our Pittsburgh-address customers are spread from city neighborhoods such as Mount Washington, Brookline and Beechview to South Hills communities like Scott Township, Green Tree, Baldwin and Dormont, and north to Ross and the North Hills.

  • Hillside homes where materials, dumpsters and debris chutes have to be planned around steep streets, retaining walls and stairs instead of a flat driveway.
  • Two-and-a-half-story brick and frame houses with steep main roofs, dormers and tall chimneys that need full flashing rebuilds.
  • Rowhouses and attached homes where the roof ties into a neighbor’s, so the transition and party-wall flashing matter as much as the shingles.
  • Mid-century South Hills and North Hills homes (brick ranches, split-levels and Cape Cods) on their second or third roof.

Permits & Rules

Permits for a Pittsburgh Roof Replacement

Inside City of Pittsburgh limits, a full roof replacement generally needs a building permit through the city’s Department of Permits, Licenses and Inspections (PLI). Structural work such as replacing rafters or changing to a heavier roofing material can require more review. If your home is in a city-designated historic district, exterior changes like a new roofing material may also need historic review approval, so we check that before materials are ordered.

Outside the city, many homes with a Pittsburgh mailing address are actually in separate boroughs and townships (Scott, Green Tree, Baldwin, Ross, Shaler and others), each with its own rules. A roll-off dumpster parked on a city street may also need its own right-of-way permit. We confirm what your municipality requires, handle the paperwork that applies, and build it into the schedule. Our article on roof replacement permits in the South Hills covers how this works in two nearby communities.

Pricing

How Much Does a Roof Replacement Cost in Pittsburgh, PA?

Based on our own invoices for full roof replacements completed from 2024 through 2026 (177 jobs), most projects have landed between about $9,000 and $29,000, with the middle half between roughly $12,500 and $23,500. These are typical ranges, not quotes: every roof is different and your price can fall outside them.

What moves the number: roof size and pitch, how many layers have to come off, decking that needs replacing, chimneys, skylights and valleys that need new flashing, ventilation upgrades, and the shingle line you choose (architectural shingles versus metal or low-slope sections). Insurance-covered storm claims follow the adjuster’s scope.

What Drives Cost on Pittsburgh Homes

City roofs tend to cost more per square than a simple suburban ranch because of access and age, not because the shingles are different. Expect your proposal to address:

  • Steep pitches and tall two-and-a-half-story walls that need extra staging and fall protection
  • Limited access: hillside lots, stairs, narrow streets and where the dumpster can legally go
  • Multiple old layers and board sheathing with gaps or rot
  • Chimney rebuild or reflashing, dormers and roof-to-wall joints
  • Low-slope rear roofs that need a membrane instead of shingles
  • Box gutters, which may need relining or conversion to hanging gutters

Roof financing is available if you would rather spread the cost out.

Materials

The Roof System We Install in Pittsburgh

On most Pittsburgh roofs we install the Owens Corning TruDefinition Duration architectural shingle as part of a complete Owens Corning system: starter strip, synthetic underlayment, ice and water barrier at the eaves, valleys and penetrations, matching hip and ridge caps, and ridge or other exhaust ventilation balanced with intake at the soffits. Duration shingles use SureNail technology, a reinforced nailing strip that holds fasteners well in wind, and TruDefinition colors are blended for depth, which is why they are the line we use most.

Peak Precision Contracting is an Owens Corning Platinum Preferred Contractor, and we offer optional warranties up to 25 years. Read more on our roof warranty page and in what Platinum Preferred means for you.

For the flat and low-slope sections common on city rowhouses and rear additions we use a membrane system made for low pitch rather than stretching shingles where they will not shed water. On hillside homes exposed to wind off the rivers, we pay extra attention to nailing patterns, starter strips at rakes and eaves, and ridge cap installation.

Repair or Replace

Repair or Replace Your Pittsburgh Roof?

An older Pittsburgh roof is not automatically a replacement. If the trouble is a single chimney, a failed pipe boot, a leaking box gutter or one wind-damaged slope, a roof repair in Pittsburgh is often the right first step, and we will tell you so.

Replacement makes more sense when we see several of these together: two or more layers already on the roof, curling or brittle shingles on multiple slopes, soft decking, repeated leaks at different spots, or a roof near the end of its expected life. Our older guide to Pittsburgh roof replacement vs. repair and the newer repair vs. replace checklist walk through the decision.

Process

Our Roof Replacement Process

  1. Roof & Attic Assessment

We walk the roof, check the decking and ventilation from the attic, and photograph every problem area on your Pittsburgh home so you see what we see.

  2. Written Proposal

An itemized scope: tear-off, decking allowance, underlayment, ice and water barrier, flashing, ventilation, shingle line and color, gutters if needed, permits and schedule.

  3. Selections

Compare Owens Corning colors with our shingle color guide or preview them on a photo of your house with the roof visualizer.

  4. Installation Day

Landscaping, porches and neighboring walls protected, dumpster and chute placed where your street allows, full tear-off to the deck, decking repairs, ice and water barrier at eaves and valleys, new flashing and ventilation, and a magnetic sweep of the yard and sidewalk.

  5. Final Walkthrough

We review the finished roof with you, hand over warranty paperwork and close every punch-list item. We won’t leave your doorstep until you’re satisfied.

Emergencies & Storms

Emergency Leaks and Storm Damage in Pittsburgh

Pittsburgh roofs take a beating from freeze-thaw cycles, ice dams along cold eaves, and summer storms that strip shingles and drop limbs. If water is coming in, call (412) 498-4299. We offer emergency roof repair and tarping to stop the leak and protect the interior, then schedule the permanent fix.

After wind or hail, we document damage with photos and a detailed estimate and can meet your adjuster on site; coverage decisions are made by your insurer under your policy. See storm damage and insurance claims and our explainer on why Pittsburgh roofs get ice dams.

Questions

Pittsburgh Roof Replacement Questions

How much does a roof replacement cost in Pittsburgh, PA?

Based on Peak Precision Contracting’s own invoices for 177 full roof replacements completed from 2024 through 2026, most projects landed between about $9,000 and $29,000, with the middle half between roughly $12,500 and $23,500. These are typical ranges, not quotes; price depends on roof size and pitch, layers to remove, decking repairs, flashing, ventilation and the materials chosen. A free estimate gives the price for your home.

Do I need a permit to replace my roof in Pittsburgh?

Inside City of Pittsburgh limits, a full roof replacement generally requires a building permit through the Department of Permits, Licenses and Inspections (PLI), and homes in a city historic district may need historic review for exterior changes. Many Pittsburgh mailing addresses are in separate boroughs or townships with their own rules. We confirm what applies to your address before work starts.

Can you replace a roof on a hillside or rowhouse with no driveway?

Yes. Much of our Pittsburgh work is on steep lots and attached homes. We plan dumpster placement, chutes, ladders and staging during the estimate, including any right-of-way permit needed for a dumpster on the street.

My rowhouse has a flat back roof. Can you do both sections?

Yes. We replace the steep front with shingles and the low-slope rear with a membrane designed for low pitch, and we tie the two together with proper metal transitions.

Should I replace or repair my slate roof?

If the slate itself is sound and the problems are flashing or a few broken pieces, repair is often the better value. If it is failing broadly or has already been patched with mixed materials, we will price replacement options so you can compare.

How long does a Pittsburgh roof replacement take?

Most single-family homes take one to two working days once materials arrive. Multiple layers, decking repairs, chimney work, tight access or low-slope sections can add time, and we tell you that in the proposal.

Do you work in my Pittsburgh neighborhood?

We have completed roof replacements for 93 Pittsburgh mailing addresses since 2017, from city neighborhoods to South Hills and North Hills communities. Call (412) 498-4299 with your address and we will confirm.

What warranties come with a new roof?

We offer optional warranties up to 25 years, and the exact term for your project is written into your contract.

Are you licensed and insured?

Yes. Peak Precision Contracting is licensed and insured, Pennsylvania HIC PA132469.
