Bathroom Remodeling in Mt. Lebanon: Built to Look Great and Last

I’m Devin Orsi, owner of Peak Precision Contracting in Canonsburg. We’re a family-owned general contractor, a collective of tradespeople who handle interior and exterior renovations, roofing, siding, gutters, storm and insurance claims, water mitigation, and mold remediation. Fall and winter are when a lot of Mt. Lebanon homeowners finally take on the room they’ve been living with for years: the bathroom.

A bathroom remodel is one of the most rewarding projects you can do in a home, and one of the easiest to get wrong. It packs plumbing, electrical, ventilation, tile, and waterproofing into a small space, and the parts that matter most end up hidden behind the finish. Here’s how I’d approach a quality bathroom remodel in Mt. Lebanon, what to plan for in an older home, and why the work behind the tile is what makes it last. Estimates are free.

Why fall and winter are a smart time to remodel a bathroom

A bathroom is an indoor project, so the weather doesn’t hold it up the way it does a roof or a deck. Planning now has a few real advantages:

  • The room is done when you want it. Design it in the fall and you can be using it well before spring.
  • You have time to choose finishes carefully. Tile, vanities, glass, and fixtures are the details you’ll see every day. Picking them without a rush leads to a better result.
  • Holiday guests become a clear goal. Many families want the main or guest bath finished before visitors arrive, and a firm plan keeps the project on track.

What to plan for in an older Mt. Lebanon home

Many homes in Mt. Lebanon have real character, and many of them also have decades-old bathrooms with layers of past repairs. A good remodel plans for what you can’t see yet:

  • Old plumbing. Galvanized or aging supply lines and drains are worth replacing while the walls and floor are open.
  • Subfloor condition. Years of small leaks around a toilet or tub can soften the subfloor. It needs to be solid and flat before new tile goes down.
  • Plaster walls. Many older homes have plaster rather than drywall. We plan the tear-out and the new wall system around it.
  • Ventilation. Plenty of older baths have a weak fan or none at all. Proper exhaust ventilation protects your new finishes from moisture.
  • Electrical. Modern bathrooms need GFCI protection, good lighting, and enough capacity for things like heated floors.

Before any work starts, we’ll talk through the permits and inspections your project needs with Mt. Lebanon so it’s done the right way.

The work behind the tile: waterproofing and leak prevention

Roof leak detection is my specialty, and I bring the same mindset into every bathroom. Water always finds the weak spot. A shower that looks beautiful but isn’t properly waterproofed can leak slowly into the wall or the ceiling below for months before anyone notices. By then it can mean rot, stained ceilings, and mold. If you’ve already seen a stain show up downstairs, our guide to ceiling leaks and where the water gets in explains how water travels.

In a quality shower or tub surround, that means:

  • A properly built and sloped shower floor so water drains to the drain instead of sitting.
  • A continuous waterproof layer behind the tile on the walls and floor, including the niche and bench if you have them.
  • Careful detailing at the weak points: corners, the curb, valve and shower-head openings, and where the tub meets the wall.
  • Testing before tile. Water-testing the shower before tile goes on is a good habit, so problems are found while they’re easy to fix.

If we open a wall and find old water damage or mold, our team handles water mitigation and mold remediation in-house, so it’s fixed properly before the new bathroom goes in. Here’s why that matters: how soon mold grows after water damage.

Design choices that make a bathroom feel high-end

The bathrooms people love are the ones where every detail was thought through. A few of the choices we’ll walk through with you:

  • Walk-in shower or tub. A frameless glass walk-in shower opens up the room. A tub can still matter if you have young kids or think about resale.
  • Tile layout. Large-format tile, a recessed niche that lines up with the grout lines, and a clean transition at the floor make a big difference in how finished a room looks.
  • Vanity and storage. A double vanity, drawers sized for what you actually store, and a medicine cabinet or recessed shelving keep counters clear.
  • Lighting. Layered lighting at the mirror, overhead, and in the shower makes a bathroom both practical and comfortable.
  • Comfort upgrades. Heated floors, a quality exhaust fan that’s actually quiet, and fixtures that feel solid in your hand.

One general contractor, every trade

A bathroom touches more trades per square foot than almost any room in the house: demolition, framing, plumbing, electrical, HVAC venting, drywall, waterproofing, tile, glass, paint, and trim. As a general contractor, we coordinate all of it under one roof, so you have one point of contact and one team responsible for the finished result. You can see more of our work on our bathroom remodeling in Bethel Park, bathroom remodeling in McMurray, and home renovation pages.

What drives the investment

Every bathroom is different, so I don’t quote from a chart. The biggest factors are the size of the room, whether the layout or plumbing locations change, the shower and tub design, the tile and fixtures you choose, and anything we find behind the walls that needs to be corrected first. We’ll walk the space with you, listen to how you use it, and give you a detailed free estimate so you know exactly what’s included.
